How to Get that Loan for Your Real Estate Customers! Long Time Vero Beach Resident and Real Estate Appraiser, Dorothy Harrington, PA, Offers Tips to Agents.

State Certified Appraiser, and long time Vero Beach resident, Dorothy Harrington, PA, spoke at the Mainland Office, US-1 Vero Beach Sales Meeting for Coldwell Banker Ed Schlitt Realtors (www.flColdwellBanker.com ) held at the First United Bank on Indian River Blvd., Vero Beach. on January 11, 2012.
During the meeting, Ms. Harrington remarked "The market for home buyers appears to be, at some point, leveling" in Vero Beach and surrounding areas.. Investor buyers, who buy homes to rent, appear to be decreasing." Linda Schlitt Gonzalez reported that "Buyers are less apt to make low-ball offers" on real estate in the tri-county area of St. Lucie, Indian River, and Brevard Counties, including Vero Beach, Sebastian, North Hutchinson Island, and Melbourne.
Among the sales associates present at the meeting, there was discussion regarding loans to purchase homes and other real estate, and the difficulty obtaining them. All agreed that fees on borrowed money are escalating and loan officers are working harder than ever to get loans through. One complaint was the low appraisal figures that appraisal management companies from out of the area were placing on real estate. Several sales associates remarked that these management companies were not familiar with the special location characteristics, such as oceanfront and riverfront, or ocean view or river access, that add to real estate value in the tri-county area of Brevard, St. Lucie, and Indian River Counties. Agents believe these management companies based outside of Vero Beach and surrounding areas were causing a disservice to their customers who were attempting to buy or sell a real estate. Ms. Harrington advised that, although a bank will not accept a second appraisal from an independent appraiser, "If there is an issue with the appraisal, then an agent can gather some sales (comparables) similar to the subject and submit them to the bank to have the bank appraiser analyze them for additional data."
